The Gainey Ranch market remains in a similar place as last month with 14 active listings ranging in price from $515,000 to $2.195M. The active listings have been on the market for an average of 118 days–15 days longer than we reported last month. There are four pending sales (same as last month around this time) and there is one “coming soon” listing in the Enclave. The average list price currently in Gainey Ranch is $1,093,000. The chart below shows how this figure compares to the rest of the 85258 zip code.

From October 1, 2025 to October 31, 2025, there have been 8 sales–this exceeded our expectation for this time frame and shows that Scottsdale market still has some legs despite the continued downward movement. Here are MLS stats for recent sales:

- Average list to sale price ratio: .96
- Average sold price per square foot: $565–down from $581 last month
Scottsdale is still in a weak seller’s market and Gainey Ranch is no exception. Typically we see price reductions before the holidays and fewer listings coming on the market from Thanksgiving to just after the New Year.
